When a Tyler Home Needs Structural Repair

Foundation movement rarely stops at the foundation. When a slab or pier settles, the walls, floors and brick above it are pulled out of line. Some of that damage closes up once the foundation is stabilized. Other damage, like a cracked beam, a broken header or brick veneer pulling away from the wall, needs its own repair.

Structural repair covers the parts of the house above the foundation that carry weight. That includes floor framing, support beams, wall framing around doors and windows, and the brick veneer common on Tyler homes. We work out whether the damage is caused by foundation movement, moisture, past remodeling or simply undersized framing.

Some structural problems should be looked at by an engineer before anyone picks up a tool. We are a foundation repair contractor, not engineers. When a repair involves a load path, a removed wall or significant movement, we can work with your residential structural engineer or help you bring one in, and then build the repair to that engineer's plan.

Structural Repair in Tyler, TX

Structural Problems We Repair

These are the problems we see most often in Tyler houses, from post-war brick ranches to older frame homes. Each one has a few possible causes, and the right fix depends on which one is behind it.

Sagging and Sloping Floors

A floor that slopes toward the middle of a room or dips near a wall usually points to settled supports, an overspanned beam or weakened joists. We find which one it is and correct it with new supports, sistered framing or a new beam.

Cracked Brick Veneer

Stair-step cracks in brick follow the mortar joints when the foundation below moves. Once the foundation is stable, we repoint and repair the brick, and replace broken units with the closest match available.

Beam and Girder Repair

Beams can crack, rot or bow under loads they were not sized for. We reinforce or replace them and add posts where needed so the weight reaches the foundation the way it should.

Wall Framing and Headers

Doors that stick and cracks running from window corners can mean a header has dropped or wall framing has shifted. We correct the framing and re-set openings once the cause is dealt with.

Damage From Past Remodeling

Removed walls, cut joists for plumbing and added rooms without proper support show up later as sags and cracks. We trace the load path and restore support, often with an engineer's input.

Interior Cosmetic Repair After Movement

After the structure is corrected, drywall cracks, gaps at trim and sticking doors are easier to fix for good. We can include this finish work in the scope or leave it to your own painter.

How it works

How a Structural Repair Project Works

  1. 1

    Call and describe the damage

Tell us where the cracks or sags are, how long you have noticed them and whether they are getting worse. Photos of cracks with a coin or tape for scale help.

  2. 2

    Inspection

We check the foundation, floor levels, framing and brick, and work out how the damage connects.

  3. 3

    Engineer involvement if needed

For load-bearing changes or major movement, we recommend an engineer's evaluation and work from their findings.

  4. 4

    Written estimate and repair

You approve a written scope, then we complete the structural work in the right order, foundation first when it applies.

  5. 5

    Finish and review

We complete any agreed brick or interior repair and walk through the finished work with you.

Why Choose Us for Structural Repair?

Cause before cosmetics

Patching a brick crack while the foundation is still moving wastes money. We deal with the cause first, then the visible damage.

We work with engineers

When a repair needs an engineer's design, we build to it and coordinate with them through the job.

Foundation and framing together

One contractor looking at both the foundation and the framing above it means fewer gaps between trades.

Plain answers

If a crack is cosmetic and stable, we tell you. Not every crack is a structural problem.

Questions

Structural Repair FAQ

Do I need an engineer for structural repair?

Not for every repair. Replacing a few rotted joists or repointing brick usually does not need one. Removing a wall, replacing a main beam or repairing major movement often does, and a lender or buyer may ask for an engineer's letter. We tell you when we think one is needed.

Is a crack in my brick a structural problem?

Small, stable hairline cracks are common and often cosmetic. Stair-step cracks that widen, brick pulling away from windows or cracks wider at the top than the bottom suggest movement. We can tell you which you have and whether it is changing.

Should I fix the foundation before the brick?

Yes, in most cases. Repairing brick on a foundation that is still moving means the cracks come back. We stabilize the foundation first, then repair the brick and framing above it.
