Why Slabs Move in Tyler Soil
Most homes in Tyler are built on concrete slab-on-grade foundations. A slab sits directly on the soil, so when the soil moves, the slab moves with it. The red sandy clay and expansive clay layers common in Smith County swell after heavy rain and shrink in long hot summers, and that cycle can lift one part of a slab while another part sinks.
The signs usually show up inside first. Doors stick or stop latching, cracks run from the corners of windows and doors, tile floors crack, and gaps open between walls and ceilings. Outside you may see stair-step cracks in the brick or a gap where the brick meets the window frame.
Slab repair usually means installing piers under the perimeter, and sometimes the interior, to reach firmer soil and lift the slab back toward level. We also check for plumbing leaks under the slab, because a leaking drain or supply line can soften the soil and cause settlement on its own.

Slab Repair Methods We Use
The right method depends on how much the slab has moved, the soil under it and the size of the house. These are the methods we use on slab homes in Tyler, and we explain why we picked one over another.
Pressed Concrete Piles
Precast concrete cylinders are stacked and hydraulically pressed into the ground under the slab until they meet strong resistance. A cap and shims transfer the weight of the house onto them. They are a common, cost-effective choice for residential slabs in East Texas.
Steel Piers
Steel pipe sections are driven deeper than concrete piles typically reach, often to more stable soil or bedrock. They cost more per pier and make sense where firm soil is deep or the load is heavy.
Slab Leveling
Once piers are in place, the slab is lifted with hydraulic jacks in a controlled sequence and shimmed at the new height. We monitor floor elevations throughout and aim for practical level without cracking the slab further.
Plumbing Leak Checks
We recommend a plumbing test before and after lifting a slab. A leak under the house can cause settlement, and lifting a slab can stress older pipes, so testing protects you either way.
Interior Piers
When the middle of the house has dropped, perimeter piers alone will not reach it. Interior piers are installed through small openings in the floor or by tunneling under the slab.
Crack Sealing and Injection
After the slab is stable, we seal or inject visible cracks in the concrete to keep moisture and insects out and give you a clean baseline to watch for future movement.
Pricing
What Slab Foundation Repair Costs
| Repair type | Typical range | What moves the price |
|---|---|---|
| Pressed concrete pile or steel pier | $1,000 – $3,000 per pier | Pier type, depth reached, perimeter or interior |
| Whole-house pier job | $4,000 – $15,000+ | Number of piers, house size, amount of lift needed |
| Slab leveling (mudjacking or polyurethane) | $500 – $2,500 | Area, depth of voids, material used |
| Crack sealing or injection | $250 – $800 per crack | Crack length and width, access, finish flooring |
| Engineer's report | $400 – $1,000 | Paid to the engineer; scope of evaluation |
These are typical ranges for planning only, not quotes. Your price depends on how many piers the house needs, how deep they go, whether interior piers or tunneling are required and what the plumbing test shows. Plumbing repairs and floor finish repairs are separate costs. You get a written estimate before any work starts.
How it works
How Slab Repair Works
- 1
Call and describe the signs
Tell us about cracks, sticking doors and sloping floors, and when you first noticed them. Photos of interior and exterior cracks help us prepare.
- 2
Inspection and floor elevations
We measure floor levels room by room, inspect the exterior and recommend a plumbing test when the pattern suggests a leak.
- 3
Pier plan and written estimate
You get a drawing of pier locations, the method we propose and the price.
- 4
Pier installation and lift
We dig at each pier location, install the piers, lift the slab in stages and shim it at the final height.
- 5
Backfill and final readings
We backfill and compact the holes, take final elevations and give you the readings and pier locations for your records.
Why Choose Us for Slab Foundation Repair?
We measure before we price
We take floor elevations across the house so the pier plan is based on how the slab has actually moved.
The fewest piers that do the job
We place piers where the slab needs them and explain the count, instead of padding the plan.
Plumbing checked, not assumed
We tell you when a plumbing test makes sense and why, so a hidden leak does not undo the repair.
Everything in writing
Pier locations, method, lift goals and price are all in the written estimate before work starts.
Questions
Slab Foundation Repair FAQ
Are concrete piles or steel piers better for my slab?
Both work when installed properly. Pressed concrete piles are common on homes in Tyler and cost less per pier. Steel piers reach deeper and suit heavier loads or sites where firm soil is far down. We explain which fits your house and why.
Will my slab be perfectly level after repair?
The goal is practical level, not perfect. Concrete slabs are rarely poured perfectly flat, and forcing a slab too far can crack it. We lift to a safe target and show you the before and after readings.
Why test the plumbing before slab repair?
A leaking drain line under the slab can soften soil and cause settlement, and lifting a slab can put stress on older pipes. Testing before and after tells you whether a leak is part of the problem and whether the lift caused any damage.
How long does slab pier work take?
Most residential pier jobs take a few days, depending on the number of piers, interior work and weather. You can usually stay in the house while the work is done outside.
